Future Food partnered with WA based, Fiveight (a Tatterang company) to develop a F&B strategy following their purchase of aging CBD asset, Carillon City. Fiveight have a diverse project and substantial aspirations to develop a city-shaping project that would be a catalyst for change in the heart of Perth. Future Food collaborated with key stakeholders that included SOM architecture, Right Angle Studios and Painted Dog Consumer Insights. This provided a very cohesive and unified approach to the food and beverage with exacting connectivity with the physical layout, retail mix and place strategy.

Future Food developed an integrated F&B strategy including substantive consideration for environment sustainability, prioritised placement respective to commercial productivity. Fiveight had a number of design constraints that included limited allocation of F&B in main thoroughfares reserved for premium/luxury retail tenants. This required the development of a strategy with adequate destinational capability to draw footfall up through the centre. This required particular deliberation in the development of an evening economy that would augment the business case in line with the required productivity metrics of the developer.

Consistent with the Client brief, a range of operating models were investigated that would allow Fiveight to develop a unique programme of F&B and included head lease, food halls, dining collectives, bars and social enterprises.

Future Food have had long history with the Carillon City project going back to 1995. The new Carillon City is all about modern food and hospitality, lifestyle shopping and leisure. Enjoy a modern, connected retail and leisure experience.

In 2002 Future Food undertook a full master planning review of the proposed scheme with regards to the total food and hospitality positioning statement, proposed beverage mix, location across the entitle footprint level by level.   

Food is a feature of the new Carillion City, so Future Food benchmarked the proposed food again its Westside Sydney, Auckland and Doncaster projects and also against the extremely successful Emporium Melbourne. The business of food case study establishes the sustainable volume of food and the total GLA and MAT achievable from such a new destination in a CBD location.

 

The Future Food scope of work included:

  • Assessment and site review and initial rationale to develop success factors for a ‘greenfield’ CBD site.

  • Maximisation of the value that F&B can bring to the site

  • Determination of (F&B) business feasibility for the site including benchmarking and market potential/sustainable volume of GLA

  • Review and consideration for new and emerging competitors

  • Identification of local hero operators with the capability to deliver a first generation or new to market WA experience

  • A F&B strategy aligned to the retail mix and place strategies

  • Spatial planning and massing to optimise food and hospitality in the evolving scheme.

Customised Food & Hospitality Services

  • Review and recommendations proposed master scheme

  • Review positioning statement of food and hospitality

  • Assess the suitability of location of all food tenancies and open spaces, terraces, and al fresco opportunities

  • Infuse food trends and CBD needs and wants for all day dining 

  • MEP – (APP Project Management request) major review of all MEP services and the demand for base build services and extraction capability base upon the above key planning elements of cooking, service and shop, cafés, and restaurant sizes(m2)

  • Assess business case for the volume of food and hospitality - total GLA

  • Report on key scheme assessment recommendation, GLA and MEP requirements with regards to loading and locations.
