This iconic food and hospitality opportunity at The Twelve Apostles, one of Australia’s globally-renowned tourism sites (visited by over 2 million people each year), is now open to market.

The Twelve Apostles Precinct Redevelopment project is set to elevate the Great Ocean Road icon even further onto the world stage, creating an immersive and memorable visitor experience. Central to this transformation is the new Visitor Experience Centre (VEC), which will feature retail, exhibition spaces, F&B spaces, a rooftop lookout with breathtaking views and a Welcome Garden celebrating Eastern Maar cultural heritage. 

Food & Hospitality Opportunity

The F&B opportunity at the VEC includes two permanent spaces and allowance for pop-up concept options during peak periods. The permanent facilities (warm shell) are a kiosk (55sqm) facing into the Welcome Garden; and the main F&B tenancy (421sqm) inside the VEC, proposed to be licenced and include an additional area for an alfresco deck. Food and hospitality on this scale will be new to the Twelve Apostles experience and will need to provide a high level of convenience, customer-centric service and benchmark quality of food and beverage for a major tourist destination.  

With construction started, we are now seeking interest from food and beverage operators and hospitality groups eager to be part of a new and exciting chapter for the Twelve Apostles tourist destination. The VEC is scheduled for practical completion in late 2026 and warm shell handover no later than July 2026.

Approachable, appealing & energising F&B that resonates with visitors, enhancing the Twelve Apostles journey and cultivating an envious reputation that becomes an essential part of the visitor experience.

Customer-centric and intuitive service with digital & human touchpoints, empowering visitors to effortlessly navigate through a range of counter service, grab & go & made to order options. 

Visitors will be left with memorable hospitality moments showcasing the Great Ocean Road, amplified through a signature food experience that Twelve Apostles becomes famous for!

The Twelve Apostles Precinct Redevelopment

The Twelve Apostles Precinct Redevelopment, funded by the Australian and Victorian Governments through the Geelong City Deal, will deliver a world-class Visitor Experience Centre which will change how visitors experience the region. The project will improve access to some of Australia’s greatest natural attractions, while protecting this special coastal environment.

The Visitor Experience Centre will provide a gateway to Victoria’s stunning southern coastline and safe access to one of the most visited natural landmarks in Australia. Investment in this project will support domestic and international visitation and encourage people to stay longer – supporting local businesses and jobs.

The $126 million project is being delivered by Development Victoria on behalf of Regional Development Victoria and will be operated by the Great Ocean Road Coast and Parks Authority.
