Future Food partnered with Frankston City Council's Leasing Team to lead the market engagement and operator procurement process for the restaurant opportunity at the Frankston Yacht Club, positioned on the iconic Frankston Beach foreshore.

Despite the site's exceptional waterfront location, Council had spent more than eight years unsuccessfully attempting to secure an operator capable of delivering a destination dining experience that aligned with its commercial and placemaking aspirations. This resulted in a cautious market and a challenging leasing environment.

Working collaboratively with Council, Future Food developed a targeted direct market approach, leveraging our industry relationships to engage experienced hospitality groups whose capability and vision matched the opportunity. The campaign generated strong interest and resulted in a high-quality shortlist of operators.

Following a comprehensive evaluation, commercial negotiations and contract discussions, Roccella Restaurant Group was appointed as the preferred operator to deliver Roccella Lido. Scheduled to open in September 2026, the appointment represents the successful resolution of a long-standing leasing challenge and will establish a premium waterfront dining destination that contributes to the continued revitalisation of the Frankston Foreshore.
